Dubai Real Estate AI: The Dubai Land Department (DLD) has launched a new Initial Registration platform that uses artificial intelligence and automation to streamline real estate procedures for developers.
Announced on 3 September 2026, the platform brings project registration, real estate transaction registration and escrow account management together in one digital journey.
The new system is part of DLD’s efforts to build more connected digital services for Dubai’s growing real estate sector.
How AI Is Being Used in Dubai Real Estate
The Initial Registration platform uses AI to process information from documents including Emirates IDs, passports and sales contracts.
The system can extract relevant information from these documents and automatically populate fields. According to DLD, this reduces manual data entry and helps improve accuracy.
The platform can also support the automated processing of standard transactions that meet the required business rules. Registration transactions that comply with those rules can be eligible for approval upon submission.
New Digital Process for Developers
The platform is designed to make the registration process simpler for developers.
Users are guided towards the appropriate procedure through a short series of questions. If information is missing, it can be added while the transaction remains open, reducing the need to start or submit a new application because of minor omissions.
DLD says the connected system also reduces repetitive document submissions and improves coordination between developers, DLD and banks managing escrow accounts.
Project 360 for Real Estate Monitoring
The new platform includes a feature called Project 360, which gives developers a consolidated view of their projects.

DLD says the feature provides more integrated information for monitoring projects and supporting decision-making.
Data can also be reused across connected systems, helping reduce discrepancies between sales, escrow account and ownership records.

Developers can use a single account to manage multiple companies and monitor their real estate projects.
The system also provides defined user permissions and separate roles for submitting and reviewing transactions. This is intended to help developers organise workflows and strengthen internal oversight.
Dubai's Move Towards Agentic AI
The launch of the Initial Registration platform comes as the UAE expands its use of Agentic AI in government services.
DLD said the platform aligns with the UAE government’s framework aimed at enabling 50% of UAE government sectors, services and operations to operate through autonomous, self-executing AI models within two years.
DLD also said the Initial Registration platform supports the Dubai Real Estate Strategy 2033 and the Dubai Economic Agenda D33.

The new Initial Registration platform brings AI into practical parts of the Dubai real estate registration process, including document reading, data extraction, automated field completion and qualifying transaction processing.
For developers, the system is designed to bring several related procedures into one digital journey while reducing repetitive data entry and document submissions.
DLD said implementation and user training were carried out in phases ahead of the platform’s full rollout.
