Dubai Rent Prices: As 2026 draws to a close, Dubai’s rental market is offering tenants a different picture from the rapid rent increases seen in previous years. Advertised apartment rents have declined in several popular communities, and the growing number of listings is giving renters more properties to compare.
However, rents are not falling everywhere. For residents planning to move or renew their tenancy before 2027, knowing which areas have become more affordable—and checking the rules before agreeing to a new rent—could make a meaningful difference.
Dubai Areas Where Apartment Rents Fell in 2026
Property Finder data reported by Argaam in October shows that median advertised apartment rents declined in nine of the ten Dubai communities analysed, comparing Q3 2026 with Q3 2025.
The biggest changes included:
-
Downtown Dubai: Down 21.7%, from AED 230,000 to AED 180,000 annually.
-
Dubai Marina: Down 16.1%, to AED 130,000.
-
Meydan: Down 13.3%, to AED 65,000.
-
Business Bay: Down 12.5%, to AED 105,000.
-
Jumeirah Village Circle (JVC): Down 10%, to AED 72,000.
-
Arjan: Down 6.3%, to AED 75,000.
These are median advertised annual rents, not guaranteed prices for every apartment. Actual rental costs vary according to the building, apartment size, condition and contract terms.
Are Dubai Villa Rents Falling Before 2027?
Several villa communities also recorded lower advertised rents during the same period. Arabian Ranches 3 saw an 18.9% decline, Mohammed Bin Rashid City recorded a 15% drop, and Dubai South fell 12.5%.
But the picture is mixed. Median advertised villa rents in Al Furjan increased 15.2%, while Dubai Hills Estate recorded a smaller rise of around 1%.
For tenants searching for a villa in Dubai, the neighbourhood and property type matter more than the overall market headline.
Dubai Rent Prices: Why Dubai Renters Have More Options
Property Finder reported that the average number of apartments listed for rent daily on its platform rose 55.1% in September 2026 compared with September 2025. Tenant enquiries increased 15.4%, while enquiries per listing fell 23%.
This suggests more advertised homes are competing for renters on the platform. It may give some tenants greater scope to compare properties and negotiate, although it does not guarantee a discount from every landlord.
Studios and one-bedroom apartments attracted the largest share of rental enquiries in seven of the ten apartment communities analysed, making smaller homes an important segment to watch as the year ends.
Dubai Rent Renewal Rules to Check Before 2027
A falling advertised rent does not automatically mean an existing tenant is entitled to a rent reduction. Renewal increases are governed by Dubai’s rental rules and depend on the property’s circumstances.
Before accepting a proposed increase, tenants should use the official Dubai Land Department Rental Index to check the applicable calculation. The permitted increase can range from zero to 20%, depending on how far the current rent falls below the relevant average for comparable properties.
Tenants can also consult the Dubai Land Department’s Ejari service for tenancy registration and renewal information.
What to Expect From Dubai Rents in 2027
The latest figures suggest that some parts of Dubai’s rental market are becoming more competitive, but they do not establish that rents will fall across the entire city in 2027.
Savills reported in October that more than 525,000 residential units were scheduled for delivery between 2027 and 2030. These are planned deliveries, not a guarantee that every unit will be completed on schedule. Their eventual impact will depend on actual completions, population growth and rental demand.
For anyone planning a move before the new year, the practical approach is to compare current listings in the preferred area, check similar properties rather than relying on citywide averages, and verify any proposed renewal increase through the official rental index.
As 2026 ends, some popular Dubai neighbourhoods are showing lower advertised rents, but the opportunity depends on location and property type. A careful comparison now can help renters make a better-informed decision before signing a 2027 tenancy agreement.
