Dubai Rent Prices 2026: Dubai’s rental market is showing a noticeable change as more tenants are choosing to move instead of renewing their existing homes. New lease activity has recently overtaken renewals, while rents for some new leases have become cheaper compared with the start of the year.
The change could give tenants more room to compare properties before signing a new contract, particularly in communities where rental supply is increasing.
New leases overtake renewals
Data analysed from Dubai Land Department records shows that new rental contracts moved ahead of renewals in July and August. In July, new leases exceeded renewals by 633 contracts, while the gap increased to 2,139 contracts in August.
This represents a change from the previous pattern. For 36 consecutive months from January 2023, renewals had remained higher than new rental contracts.
The shift suggests that more renters are actively looking at other properties rather than simply staying in their current homes.
Dubai Rent Prices: New lease rents show a bigger change
The latest analysis found that rents for new leases in the same building and unit type were around 15.3% lower in August compared with January.
However, this does not mean that Dubai rents overall have dropped by 15%. The figure relates specifically to comparable new leases and should not be treated as a citywide rental reduction.
Renewal rents showed a much smaller change over the same period, falling by about 1%.
For tenants whose existing leases are coming to an end, this difference may make moving to another property worth considering.
JVC and other areas see strong rental interest
Jumeirah Village Circle (JVC) remained one of the most searched communities for rental apartments. Business Bay, Dubai Marina, Arjan and Downtown Dubai were also among the areas attracting strong interest.
In August, new leases exceeded renewals by 1,102 contracts in Al Barsha South Fourth, which includes JVC. Business Bay recorded a difference of 609 contracts, followed by Al Merkadh with 598, Dubai Marina with 564 and Downtown Dubai with 342.
Reported median asking rents also vary considerably between communities. For apartments, figures cited in the latest market analysis were around AED 70,000 a year in JVC, AED 99,900 in Business Bay and AED 120,000 in Dubai Marina.
These are asking-rent figures and should not be confused with the official rental value of an individual property.
Check the Dubai Rental Index before renewing
Tenants deciding whether to renew or move can use the Dubai Land Department’s Rental Index to check the rental value applicable to their property.
The official service allows users to enter details such as the area, property type, number of rooms, current annual rent and tenancy expiry date. It can then provide information about the average rental value and the permitted rental increase.
Dubai Land Department also publishes rental transaction data covering details such as the registration date, annual rent, property type, area and number of rooms.
With more tenants comparing new homes, these official tools can help renters understand their position before negotiating a renewal or signing a new lease.
For now, the latest figures point to a rental market where tenants have become more willing to shop around. The important change is not that every Dubai property has suddenly become cheaper, but that comparable new leases in some parts of the market are offering tenants more alternatives than they had earlier in the year.
