Dubai Rent Prices: Dubai's rental market covers everything from budget-friendly neighbourhoods to high-end communities in the heart of the city. For tenants, the monthly or annual rent is only one part of the decision. Location, transport, supermarkets, schools, parks, restaurants and building facilities can also make a major difference.
Based on Bayut's H1 2026 rental-market figures, average asking rents across several popular Dubai communities range from around AED 60,000 a year in International City to AED 226,000 in Downtown Dubai.
Here is how the main rental areas compare, starting with the lower-cost options.
International City — Average Rent AED 60,000
International City is one of the more affordable options among Dubai's established residential communities. The average asking rent reported for the area is around AED 60,000 per year.
Studios average about AED 41,000, while one-bedroom apartments are around AED 61,000 and two-bedroom apartments about AED 82,000.
The area has supermarkets, restaurants, pharmacies and other everyday services. Dragon Mart is also located nearby, giving residents access to a large selection of shops and commercial outlets.
For renters who are mainly looking for lower housing costs while still having access to basic daily services, International City is an established option.
Al Nahda — Average Rent AED 64,000
Al Nahda follows closely, with an average annual asking rent of around AED 64,000.
The average rent is approximately AED 44,000 for a studio, AED 56,000 for a one-bedroom apartment and AED 72,000 for a two-bedroom home.
One of the area's main advantages is the availability of everyday facilities. Residents have access to supermarkets, schools, healthcare services, restaurants and public transport. Its location near the Dubai-Sharjah border also makes it relevant for people who regularly travel between the two emirates.
JVC — Average Rent AED 81,000
Jumeirah Village Circle, commonly known as JVC, sits in the next rental bracket at approximately AED 81,000 per year.
The average asking rent is around AED 54,000 for studios, AED 79,000 for one-bedroom apartments and AED 113,000 for two-bedroom units.
JVC has developed into a large residential community with parks, supermarkets, restaurants, schools, nurseries, healthcare services and other local businesses. Many residential buildings also provide facilities such as swimming pools, gyms and parking, although these vary from building to building.
Its combination of residential amenities and access to major Dubai roads has helped make JVC a prominent rental location.
Arjan — Average Rent AED 89,000
Arjan has an average annual asking rent of about AED 89,000.
Studio apartments average approximately AED 53,000, while one-bedroom units are around AED 79,000 and two-bedroom apartments around AED 116,000.
The community has a growing selection of residential and lifestyle facilities. These include parks, children's play areas, supermarkets, restaurants, schools, nurseries, sports courts and outdoor recreational spaces.
Arjan can therefore offer more than just residential accommodation, particularly for tenants looking for community facilities close to home.
Deira — Average Rent AED 91,000
Deira's average asking rent is around AED 91,000 per year, although apartment prices vary considerably by size and building.
The average figures are approximately AED 40,000 for studios, AED 66,000 for one-bedroom apartments and AED 109,000 for two-bedroom homes.
Unlike some of Dubai's newer residential districts, Deira is a long-established urban area. Residents have access to extensive retail, supermarkets, restaurants, traditional markets, healthcare facilities and public transport.
The area also provides access to Dubai Metro, making it relevant for renters who depend on public transportation.
Business Bay — Average Rent AED 118,000
Business Bay represents a significant jump in rental prices, with an average asking rent of around AED 118,000 annually.
Studio apartments average approximately AED 73,000, one-bedroom apartments AED 104,000 and two-bedroom units around AED 148,000.
The community's location is one of its biggest attractions. Business Bay is next to Downtown Dubai and has access to offices, restaurants, retail outlets and the Dubai Water Canal.
Residents can also benefit from nearby Metro connectivity and road links to other parts of the city.
Dubai Marina — Average Rent AED 153,000
Dubai Marina moves into the premium rental segment, with an average annual asking rent of around AED 153,000.
One-bedroom apartments average approximately AED 103,000, while two-bedroom units are around AED 157,000.
The area offers a very different lifestyle from the more affordable communities. Marina Walk, Dubai Marina Mall, restaurants, cafés and waterfront spaces are all part of the neighbourhood.
The area also has Metro and tram connections, along with marine transport options. Beaches and the JBR area are close by, adding to the appeal of the waterfront location.
Downtown Dubai — Average Rent AED 226,000
Downtown Dubai has the highest average asking rent among the eight areas compared here, at approximately AED 226,000 per year.
One-bedroom apartments average around AED 133,000, two-bedroom apartments AED 223,000 and three-bedroom apartments around AED 362,000.
The rental premium is closely connected to the area's central location and access to major attractions, shopping and entertainment. Dubai Mall, Burj Khalifa, restaurants and Metro access are all within or around the district.
For tenants looking for a central, high-end urban environment, Downtown offers a very different rental proposition from areas such as International City and Al Nahda.
